Riverside Boathouse Overlook

After an earlier design effort failed to align with their priorities and target budget, the owners came to Salida Plan Studio looking for a reset. They wanted a home that felt specific to this hillside riverbank property—one that reflected the way they actually wanted to live, captured views toward the Collegiate Peaks, and worked with an existing boathouse near the Arkansas River instead of treating it as an afterthought.

The small boathouse had occupied the site for decades and had already been adapted into a simple camping retreat. Its materials and character became a reference point for the new residence. Rather than treating the house and boathouse as separate destinations, the design organizes them as parts of a connected riverside retreat, linked by landscaped stairs, retaining walls, outdoor terraces, and the walkout lower level. Moving from the riverbank to the boathouse, lower level, and main floor was conceived as one continuous sequence, allowing the property to function as a coordinated setting for everyday life and entertaining.

A low roof profile and broad covered and open decks keep the residence visually grounded against the slope while opening the living spaces toward the landscape. Large sliding glass doors connect the interior to outdoor gathering areas, including an outdoor barbecue zone with a direct pass-through connection to the kitchen. The Arkansas River is close enough to be heard from the walkout level and main deck. Infrared heaters beneath the covered deck extend outdoor use through Colorado's colder seasons, allowing the river, mountain views, and outdoor spaces to remain part of daily life throughout the year.

Inside, a custom illuminated steel mono-stringer stair serves as an architectural anchor between the walkout level and main floor. Its open steel structure and wood treads turn circulation into a central design element while reinforcing the vertical connection that continues outside through the landscaped stair system.

The completed home is less an object placed on the site than a set of spaces woven into it—house, boathouse, decks, riverbank, and mountain views working together as one riverside retreat.
